As a Design/build contractor have earned the owner's trust to the point where the contractor is given greater control of the construction process. The design / build contractor takes the budget, concept and facility requirements from the owner and retains the architect to develop the drawings, rather than working with an architect who was separately retained by the owner. This arrangement places many of the day-to-day decision-making responsibilities on the contractor rather than the owner. Upon design and cost approvals the build takes place.
