As with all things in a building, fire alarm systems get old and with time components start to malfunction. Due to the high cost of keeping inventory, manufactures are now limiting the time that they keep an inventory on older systems. In the past manufactures would keep replacement parts for 15 to 20 years. Now most will only support their panels and components with replacement parts for five years past the end of production. As a result, parts are no longer available for older systems. Some buildings have been caught off guard with system failures with no repair parts available. This has led to immediate fire watch (a person patrolling of the entire building 24 hours a day 7 days a week, until the system is replaced). The typical time line from generating a quotation, receiving approval, having the required engineering and city approval can takes up to six months. Only then can the installation begin. The process from quotation through completion of the installation can be upwards of 6- 8 months. If fire watch is needed during this process, it can cost as much or more that the new system itself! In addition many high-rise buildings are also being required to do elevator up grades.
The B.C. Building Code and the City of Vancouver require the monitoring of all fire alarm systems and emergency voice communication with all elevator cars to a ULC listed central monitoring station. For over 30 years Bartec Fire Safety Systems has provided central monitoring services for fire alarm panels, and elevator emergency voice and security systems.
